Screened Porch With a Hard Roof

Some people have asked for information about the enclosure that we added to the back of our unit, so I am posting pictures and the contact information of the company that did the work.


Before the project; early stages of preparation; men on the job (they finished in 3 days)


End of day one; built with 2"x5" posts; corners and seams were caulked and screwed and bolted


Securely anchored; 3" foam-core aluminum-clad roof; end of day three and construction is complete

We put pavers down months in advance of building the porch. We got a permit from the City for the pavers. Venetian Builders took care of the architect drawings and city permits after I got the BOD approval for the ACR. I half-considered trying to build the porch without a permit, but was later glad we had followed the proper procedures.

We enjoy the porch immensely and use it daily. It adds more space to our living area that we had anticipated.

Oh No!



When we added our porch to the back of our house, we did not realize that we paved over the top of a sprinkler. Apparently the sprinklers had not worked for a number of years because we had never seen any evidence of the subterranean sprinkler fitting that was missing a head. But we found plenty of evidence last night when the water forced its way up through the packed dirt and sand and raised some of the pavers. Fortunately, it is a relatively easy fix. As you can see I plugged the hole with a $.77 part from Lowe's.

I am glad that our maintenance crew is fixing the sprinkler system. Sprinklers are easy to take for granted but you can sure tell the difference between those areas in our neighborhood that are getting watered and those areas that are not. Thanks, maintenance men, for fixing the sprinklers around our building!

TAJ Porch Enclosures

There are many porch enclosures at TAJ. They come in various shapes, sizes, styles, and levels of maintenance. Most of them seem to upgrade the units and benefit the whole community by raising the property value.
