Property Manager Progress
There is no news to announce about a new Property Manager, except to say that the Human Resources Committee has been hard at work and has presented the BOD with some excellent candidates. The BOD met with some of those candidates and that is as far as the process has gone. We are all hoping that the BOD can come to a decision and hire a good leader to help guide the Association.

Many Rumors, Not Much Verified....And, Oh Yeah, Thanks!

Michael Grant, Prentis Johnson, and others in the finance committee met on Wednesday night. This is one of the rare meetings that I was able to attend recently, and there was not much for those in the audience to hear or participate in while I was there.
Otherwise, I have been too busy to attend the Board meetings and haven't received any information from first-hand witnesses. I have heard some rumors about city inspections in the TAJ neighborhood but I do not have confirmed information about what is being inspected, where, and why.
There are rumors that the new accounting firm is getting a good handle on the bookkeeping that was reportedly under-performed by the previous accounting firm. I heard a rumor that there are a substantial number of residents that have not been paying their monthly maintenance and that the enforcement of the consequences was lacking until recently.
There are also rumors of conflict between Board members as they try to work out the details of how to get the work done that needs to be done (conflict on the Board of Directors is nothing new). Up-coming "must-do" items for the Board of Directors includes:
- establish a budget for the year 2009 (it is from this budget that the monthly maintenance payments is derived)
- find, vet, and hire a Property Manager (it has been approximately seven months since our last property manager's last day on the job -- our office staff is now down to one person, no cam trained and/or licensed person on staff or on the BOD)
Whatever the rumors, we should all be very grateful for the efforts of all those who volunteer their time, energy, and efforts for the Association and the TAJ community. Serving on the BOD provides no pay, only an ocassional sense of accomplishment, very little gratitude, and often times earns complaints and hard feelings from your neighbors. Thank you, to the BOD members and the committee members for the work that you do.

Special Assessment Meeting Scheduled

The flyer pictured left was recently distributedto unit owners. It announces that there will be a meeting on October 2nd at which the BOD will levy a Special Assessment of $144.00 per unit to install leave guards on those buildings with gutters and without leaf guards.
Building 35, where I live, is one such building. Because of large trees adjacent to our building the rain gutters clog quickly with leaves and debris, making them almost useless in keeping the water off of the walls of the building. I have asked for the installation of leaf guards for more than a year, and so I am appreciative that the BOD is addressing this problem now.

Many Roofs to be Replaced

Buildings 1, 4, 6, 7, 8, 10, 11, 15, 16, 23, 26, 33, 34, 39, 40, 43, 44, and 45 were apparently all assessed on September 5th for the replacement of their roofs. Two days ago a truck delivered many pallets of shingles and rolls of tar-paper.
We have been fortunate that we have not had another strong wind blow through here since Wilma did damage to our roofs. Hopefully these new roofs will now be done before the next big wind event occurs.
I say "Good job!" to the Board of Directors, in making the difficult and often unpopular decision to make repairs to our buildings!
