Anonymous Flyer, in Management Office Clothing

This morning I found a flyer on my doorstep. It was in a plastic bag, like the ones used by the TAJ Management office when they have flyers delivered to unit owners' doors. When I picked it up I expected to find an official notice from our TAJ Management office. 

Instead, what had been delivered is a printed copy of an email that had been circulated several weeks ago. I have shared it here so that the readers can see how bitter the conflict has become. But because the flyer is anonymous I do not give it much credibility. I have removed the names from this un-attributable writing out of courtesy to all involved.

Dear Unit Owners and Residents,

There have been some recent developments in regard to our Hurricane Wilma insurance claim for building damage. It looks as if we may reach a resolution on this painstakingly long ordeal we have been subjected to. Our appointed judge, after hearing a recent motion, has allowed the insurance company ninety days to investigate for mold damage. The short story is that we desperately need your cooperation in facilitating an inspection of the unit interiors. The inspection of the unit interiors will begin this Monday, the 22nd of March. Our representatives from Epic Adjusters and maintenance staff will accompany the insurance company’s inspectors from Rimkus Consulting Group as they look for damage in the units.

Please be sure to let the inspectors know of any and every place that has leaked after the storm, even if the area no longer leaks, or has been repaired.

1. Please point out areas that were water stained, even if they have been repaired since the storm.

2. Point out any fixtures that are rusted due to leaks as a result of the storm.

3. Point out any soft drywall or soft exterior wood paneling, even if it simply got worse after the storm.

4. If you can see any water stains on the underside of the roof by looking in your attic, please photograph it, or let us know. This is to check for any damaged or failing roof structure.

5. Please provide to our office (and only our office) any pictures of hurricane damage that you have.

6. If you filed your own hurricane claim with your own insurance company, any documentation or records showing this will be instrumental in furthering our case. Please stop by our office and allow us to make copies of these items.

**Please contact the office and let us know the day and time that you will be available for inspections in order to schedule you in accordingly**

This is a very important and time sensitive matter and we greatly appreciate your cooperation.

Pictured below are the six pages of a flyer that was sent out by the office on behalf of the Board of Directors. I was not able to achieve a high quality scan of the document and so some of any blame for lack of aesthetic quality is mine. Click on the pages to enlarge them for reading.

For clarification, I had no part in this newsletter/flyer. I have published a newsletter in the past, both for the Board of Directors when I was the President and then also as a concerned owner when I published independently with my own money and delivered them myself. My newsletters are unmistakably marked with multiple citations and by-lines. Since the newsletter pictured below has only one by-line and no other discernible citation, I offer this clarification so as to avoid any confusion about the flyer's authorship.

Flyers From the Association Management

Apparently some garages that have been converted into a living space will need to be reverted back to a garage... but how do we knowif we are required to change ours or not? I do not recall receiving any notification about this issue prior to this flyer. Does anyone else have information about this issue?



I agree that it would be great for the office to have accurate information about unit owners/residents for emergency contacts, etc. I am going to fill in my information and return it to the office.

Association Flyers

From time to time the "Association" distributes flyers like this one throughout the neighborhood. The exact author is unknown as there is no attributions made anywhere throughout the eight pages. It is likely directed by a BOD member and put together by the office workers.

Pages 4 & 5: Apparently an advertisement for a company called ECM (not EMC) and the Extended Warranty Protection Plan that they offer. Their full name is East Coast Mechanical and you can go to their webpage by click on their name in this post. Click here to see what I believe is their license information in Florida.

There is no explanation given in the eight pages of the flyer as to why this particular company was selected for inclusion. I assume they may have paid for the advertisement, or someone thinks that their services are good enough to be recommended to unit owners. I will provide more information as it becomes available.

Recent Flyers



These are some flyers that were recently distributed by the BOD. Of note is the April 21st meeting to introduce the three new BOD members. Presumably there will be an opportunity for unit owners to ask questions similar to what would happen at a "meet-the-candidates night." Since there is no pending election, however, the relevance of the meeting is to be discovered as it unfolds.

Also worth noting is the April 30th Q&A meeting with a condominium ombudsman representative. Come and ask your questions and hear the answers from an acknowledged expert.

Election Flyers

The flyer pictured below was recently distributed to the TAJ neighborhood. I have no first-hand knowledge about the financial details listed in the flyer, but I have heard them reported by reliable sources of the community.

I am personally aware of some of the rest of the contents that the flyer presents. BOD member Levy has been absent to almost all meetings (see the left hand of this blog for a BOD attendance report). Wendi Hill is also from building 1 and having three members from one building can create an unfair situation, especially if the members are overly self-interested.


As for the authorship of the flyer, it is not me. Readers of this blog and my newsletter know that I do not do anonymous comments, posts, or articles.

To be clear, this blog and its administrator had nothing to do with the authorship of that flyer, either. I also have no first-hand knowledge of many of the facts that she claims in that flyer, although there is no denying that Special Assessments represent a hardship for community members.
