PLantation City Code Enforcement

A Plantation City Code Enforcement vehicle was seen on property and the occupants were driving slowly through the neighborhood and taking pictures of the buildings that have not been refurbished.

  1. Real price to refurbished a 8 unit building: 25K-28K (Includes Paint, Gutters, and T1's)
Price with the help of the BOD:
    42K-45K (IF no surprises)

If you don't believe that ask Building 21. What a nightmare!!!

  2. Point of clarification: are you suggesting that a whole 8 unit building can be done for $28,000? Are you saying that the whole of building 21 was done for $45,000? Or are you saying that it should be $28,000 per unit and that building 21 ended up being $45,000 per unit?

  3. Ouch! That is indeed very expensive. My own building (35) cost us somewhere in the $30,000 - $35,000 range for a complete refurbishment, including a brand new roof. I think that the others done at that time (36, 38, 3, 12, 13, 2, 9, 47,18 etc) were about in the same price range (when you include the cost of the new roofs, that is).

Are the building 21 unit owners having to pay more because they are sharing the cost of one or more empty units? If that is the case, when those now empty units are eventually sold then a portion of the sales price should/must go back to those unit owners.

In any case, if your numbers are accurate then I agree that it is a real nightmare and I send my sympathy to building 21 unit owners.

  4. There are no empty units in Building 21, TAJ is the owner of one the units.
Unit 21/8. TAJ is asking for 50K to pay escrow for this unit and unit 36/2
As far as I know one of the hidden bills Unit 21 got was for 60K, a Engineer Company hired by the old BOD. They find out about this extra bill last week.
